Questions BUYERS Frequently Ask

When can I expect an estimate of closing fees?
Your lender will send us our closing instructions with your fees. We anticipate getting these figures several days prior to closing. We confirm the figures upon receipt of your closing documents and confirmation of the closing date.

Will the documents be available for review several days prior to closing?
We anticipate getting your documents a day prior to signing. We are happy to forward any documents as soon as we have them.

If only one of us is available to sign, can I sign for unavailable person?
Yes. Escrow can prepare a Special Power of Attorney to be executed by the person who will not be available. You lender must approve this process.

How many days prior to the close of escrow do I need to sign?
Minimum one day prior to closing. Escrow prepares to enable your signing appointment within one day upon receipt of documents from the lender. You will need to bring Photo ID.

Can my Real Estate broker and/or Mortgage representative attend the signing?
Yes. To ensure you are comfortable, we welcome you to ask whomever you wish to attend your signing.

It is difficult and costly for me to take time off work; can you meet me outside of your office at a convenient time for me?
Yes. We are happy to accommodate outside signings free of any additional charge.

Can I write a personal check?
No. Escrow must have funds in the form of a Wire or Certified Funds from your financial institution.

Does the transaction close the same day I sign the documents?
No. We must have your closing funds 24 hours prior to closing. In most cases, for non-cash transactions, your original signed documents are overnighted to the lender where they are reviewed one last time prior to closing.

When and how do I get the keys?
Your agent will deliver the keys to you. Escrow will contact all parties upon notification, when all buyers & lenders funds are deposited and recording numbers from the County Recorder are received.

How can I be sure the seller(s) have met their financial obligations prior to closing?
Escrow's role is to review all liens and judgments on the title report, contact the appropriate entities and obtain written payoff demands and ensure releases will be given for a clear title.

If I have questions about my purchase and sale agreement or loan who should I ask?
Your real estate agent/broker should be contacted regarding your Purchase and Sale agreement. Questions regarding your loan should be directed to your mortgage broker or loan representative.

          

Questions SELLERS Frequently Ask

When can I expect an estimate of closing fees?
As soon as Escrow gathers written payoff figures to clear any liens noted on the title report along with any Homeowner Dues, Assessments and Utility Information an estimation may be provided. These figures are reviewed prior to signing when the closing date is confirmed.

Will the documents be available for review several days prior to closing?
Yes, as the seller Escrow can prepare your documents for early review. We are happy to fax or e-mail to you prior to signing.

How many days prior to the close of escrow do I need to sign?
A minimum of 1 day prior to closing. In some cases, the seller will need to sign documents provided by the lender. A signing appointment will be made accordingly. You will need to bring photo ID.


If we are out of town can the documents be e-mailed or overnighted?
Yes. We can make arrangements to get documents to your location. Please note that some of the documents may need to have notarized signatures and you will need to locate a notary, present your identification, sign and return ship the documents back to our office.

When can I expect my proceed check?
Escrow will contact all parties upon notification of all buyers & lenders funds are deposited and recording numbers are received. Your net proceeds may be issued by check or wire. Should you be purchasing another property, we can directly transfer your funds with written request directly to the purchase.

Should I continue make my mortgage payments?
Yes, you are responsible for making your mortgage payments until the transaction is closed.

How do I deliver the keys?
Your agent will get the keys from you to deliver to the buyer's agent. Escrow will contact all parties upon notification of all buyers & lenders funds are deposited and recording numbers are received.
